The Board of Adjustment of the City of Minneapolis will meet to consider requests for the following:

1. 2547 Harriet Avenue South (BZZ-2084, Ward 6)

Jesus Panora has applied for a variance to reduce the required front yard setback along Harriet Avenue South from 20 ft. to 6 ft. to allow for an existing open porch to be enclosed in the R2B District at 2547 Harriet Avenue South.

CPED Department Planning Division Recommendation by Ms. Holmgren:

The Department of Community Planning and Economic Development Planning Division recommends that the Board of Adjustment adopt the findings above and deny the variance to reduce the required front yard setback along Harriet Avenue South from 20 ft. to 6 ft. to allow for an existing open porch to be enclosed.

2. 724 East Minnehaha Parkway (BZZ-2099, Ward 11)

John and Kim Massey have applied for a variance to reduce the required front yard setback along Minnehaha Parkway from the setback established by the adjacent residential structure from 91 ft. to 88 ft.; a variance to reduce the required front yard setback along Columbus Avenue from the setback established by the adjacent residential structure from 19 ft. to 10 ft.; a variance to reduce the required east interior side yard setback from 6 ft. to 4 ft.; and a variance to reduce the required north interior side yard setback from 6 ft. to 1 ft. all to allow for the construction of an addition to an existing single family dwelling on property located at 724 E Minnehaha Parkway in District R1.

The Department of Community Planning and Economic Development Planning Division recommends that the Board of Adjustment adopt the findings above and approve a variance to reduce the required front yard setback along Minnehaha Parkway from the setback established by the adjacent residential structure from 91 ft. to 88 ft.; approve the variance to reduce the required front yard setback along Columbus Avenue from the R1 District setback of 25 ft. to 10 ft.; approve the variance to reduce the required east interior side yard setback from 6 ft. to 4 ft.; and approve the variance to reduce the required north interior side yard setback from 6 ft. to 1 ft. all to allow for the construction of an addition to an existing single family dwelling on property located at 724 E Minnehaha Parkway in District R1 subject to the following conditions:

    • That the Planning Division review and approve the final site and elevation plans that measure to an architect or engineering scale.
    • Include an egress window in the second floor east bedroom, per the International Building Code.

3. 3612 - 40th Avenue South (BZZ-2088, Ward 12)

John Gallien has applied for a variance to reduce the required front yard setback along 40th Avenue South from 20 feet to 16 feet, 6 inches to allow for the construction of an open porch addition onto an existing single family dwelling on property located at 3612 40th Avenue South in District R1A.

The Department of Community Planning and Economic Development Planning Division recommends that the Board of Adjustment adopt the findings above and approve the variance to reduce the required front yard setback along 40th Avenue South from the district setback to 16 ft. 5 in. to allow for the construction of an open porch onto a single family dwelling subject to the following conditions:

    • That the Planning Division review and approve the final site and elevation plans that measure to an architect or engineering scale.

4. 99 Forest Dale Road (BZZ-2110, Ward 13)

Jim & Pat O'Brien have applied for a variance to reduce the required front yard setback along Forest Dale Road from the setback established by the adjacent residential structure to 22 ft. to allow for a rear addition to an existing single-family dwelling in the R1 District at 99 Forest Dale Road.

CPED Department Planning Division Recommendation by Ms. Holmgren:

The Department of Community Planning and Economic Development - Planning Division recommends that the Board of Adjustment adopt the findings above and approve the variance to reduce the required front yard setback along Forest Dale Road from the setback established by the adjacent residential structure to 22 ft. to allow for a front addition to an existing single-family dwelling subject to the following conditions:

    • Review and approval of final site and elevation plans by the Planning Department.
    • That exterior building materials used for the addition be compatible to the exterior building materials of the existing dwelling.
    • That the garage is constructed to meet flood fringe requirements.

5. 3815 Washburn Avenue South (BZZ-2111, Ward 13)

The Department of Community Planning and Economic Development Planning Division recommends that the Board of Adjustment adopt the findings above and approve the variance to reduce the required north interior side yard setback from 6 ft. to 3 ft. and a variance to reduce the required south interior side yard setback from 6 ft. to 4 ft. to allow for two cantilevers on a new single family dwelling subject to the following conditions:

    • That the Planning Department review and approve the final site and elevation plans.

6. 2212 Jackson Street Northeast (BZZ-2113, Ward 3)

The Minneapolis Park and Recreation Board has applied for a variance to reduce the required front yard setback along Jackson Street NE from 20 ft. to 0 ft. to allow for new park equipment on property located at 2212 Jackson Street NE in District R2B.

The Department of Community Planning and Economic Development Planning Division recommends that the Board of Adjustment adopt the findings above and approve a variance to reduce the required front yard setback along Jackson Street 20 ft. to 0 ft. to allow for the replacement and expansion of a play container and to construct a pool mechanical utility box and a wood enclosure for a portable toilet

    • That the Planning Division review and approve the final site and elevation plans that measure to an architect or engineering scale.
