46th and Hiawatha Station Area Master Plan

The 46th and Hiawatha Station Area Master Plan is part of a series of adopted land use plans for transit-oriented development (TOD) around Hiawatha LRT stations. The area of study includes Longfellow, Standish-Ericsson, and Nokomis East. It focuses on land uses, urban design, public infrastructure, and amenities located within one-half mile of the station. The purpose of the plan is to guide changes that build upon neighborhood strengths and capitalize on opportunities that include:

  • Future mixes of new businesses, housing, and neighborhood amenities;
  • Improvements to the pedestrian environment;
  • Enhancement of parks and green space; and
  • Improving the accessibility and fit of the station with the neighborhood.

46th and Hiawatha  

The plan was developed with public participation and guidance from both community and technical advisory committees. The plan informs City policy, guiding changes to the City's Comprehensive plan, zoning regulations, redevelopment activity, and capital improvement plans.

The 46th and Hiawatha Station Area Master Plan was adopted by the City Council on December 28, 2001. Read the staff report and recommendations adopted by the City Planning Commission on December 11, 2001.

46th and Hiawatha Transit Oriented Development Strategy

The 46th and Hiawatha Transit Oriented Development Strategy provides recommendations for a series of near and longer term private and governmental actions focused on opportunities, projects, and partnerships that will help to realize the broad vision and policies in the adopted 46th and Hiawatha Station Area Master Plan. The strategy is grounded in strong stakeholder input gathered in 2007 and 2008, as well as technical information, cost and feasibility assessments, and design concepts sufficient to motivate public and private investment decisions.

The strategy supports the growth and emergence of a sustainable, mixed-use and pedestrian-friendly neighborhood center that is connected with the LRT station. The plan channels future growth into the designated land use change area located near the station. In addition to identifying key infrastructure and urban design concepts, the report also focuses on combining ongoing neighborhood revitalization with strategic public and private redevelopment projects, and identifying the roles that diverse stakeholders and partnerships can play to facilitate the implementation of the station area plan.
