Conversion Inspection for Rental Properties

Conversion Fee: $1,000.00

Whenever a dwelling is converted into a rental property, it must be inspected for compliances with minimum housing standards.

What qualifies as a Conversion?

  • Single family homes – the property was owner occupied or has not been licensed for 12 months and is now going to be a rental
  • Duplex or Triplex – 2 or 3 unit buildings with separate property ID numbers
  • Condominium or Townhouse units in buildings with 2-5 dwelling units – Buildings whose units have separate PID numbers and have not had a license in 12 months

Exceptions:

  • New construction with a Certificate of Occupancy in the past three years
  • Non-Profit Organizations if they provide proof of this status
  • Condominium or townhouse buildings containing more than 6 units
  • Qualifying relative homesteaded properties
  • Code Compliance Certificate issued within the last 12 months
  • Single residential properties that have had a valid rental license in the 12 months (would be considered a change of ownership and require an inspection)
  • Commercial Properties (1-4 units would be considered a change of ownership)
