APPROVAL OF AGENDA

The commission may take action on items as part of a consent agenda at the beginning of the meeting. In these instances, the commission president will open the public hearing at the beginning of the meeting and will ask whether anyone would like to provide testimony or express concerns about items recommended for the consent agenda. The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by James W. A. Ladner and Tracy Van Steenburgh.

A.      Variance to allow construction of an addition.

Recommended Motion: Approve the variance to allow an addition and a freestanding solar energy system within 40 feet of a steep slope in the SH Shoreland Overlay District, subject to the following condition:

1.       The Department of Community Planning and Economic Development shall approve the final site, elevation, and floor plans.

2.       2449 Lyndale Ave S, Ward 10

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Michael Stoddard.

A.      Variance of the minimum lot area requirement.

Recommended Motion: Approve the application to reduce the south interior side yard setback from 11 feet to 7.9 feet subject to the following conditions:

1.       Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.

2.       All site improvements shall be completed by July 13, 2019, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

B.      Variance to reduce the interior south side yard setback.

Recommended Motion: Approve the application to reduce the minimum lot size from 5,000 square feet to 4,953 square feet for the construction of a new four dwelling unit structure subject to the following conditions:

1.       Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.

2.       All site improvements shall be completed by July 13, 2019, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

3.       651 Nicollet Mall, Ward 3

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by SDDI Signs.

A.      Variance to increase the maximum height of a wall sign.

Recommended Motion: Deny the application for a variance to increase the maximum height of a wall sign from 28 feet to 49.6 feet.

4.       2519 Lake Place, Ward 7

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by John and Kirsten Driscoll.

A.      Variance to construct a retaining wall in a required yard not retaining natural grade.

Recommended Motion: Deny the variance to reduce the front yard and reverse corner front yard to approximately 0 feet for the construction of a retaining wall not retaining natural grade.
