APPROVAL OF ACTIONS FROM THE AUGUST 10, 2017, MEETING

APPROVAL OF AGENDA

The commission may take action on items as part of a consent agenda at the beginning of the meeting. In these instances, the commission president will open the public hearing at the beginning of the meeting and will ask whether anyone would like to provide testimony or express concerns about items recommended for the consent agenda. If you plan to speak to an issue on the agenda, it is recommended that you arrive at the meeting at 4:30 or contact the assigned city staff person in advance. The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Brad Aldrich.

A.      Variance to reduce the required front yard setback.

Recommended motion: Approve the application for a variance to reduce the minimum front yard adjacent to Park Ave from 20 feet to 9.9 feet to allow for recreational playground equipment, subject to the following conditions:

1.       Approval of the final site and fence plans by the Department of Community Planning and Economic Development.

2.       All site improvements shall be completed by August 24, 2019, unless extended by the Zoning Administrator, or the permit shall be revoked for noncompliance.

B.      Variance to increase the height of a fence.

Recommended motion: Approve the application for a variance to increase the maximum height of a fence in the required front yard adjacent to Park Ave from 4 feet to 8 feet, subject to the following conditions:

1.       Approval of the final site and fence plans by the Department of Community Planning and Economic Development.

2.       All site improvements shall be completed by August 24, 2019, unless extended by the Zoning Administrator, or the permit shall be revoked for noncompliance.

2.       16 33rd St W, Ward 8

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Ryan Holten, on behalf of Charlie Tompkins.

A.      Variance to reduce the minimum lot area.

Recommended motion: Approve the application for a variance to reduce the minimum lot area from 5,000 square feet to 4,849 square feet, subject to the following condition:

1.       CPED staff shall review and approve the final site plans, floor plans, and elevations before building permits may be issued.

B.      Variance to reduce the minimum lot width.

Recommended motion: Approve the application for a variance to reduce the minimum lot area from 40 feet to 35 feet, subject to the following condition:

1.       CPED staff shall review and approve the final site plans, floor plans, and elevations before building permits may be issued.

3.       4717 27th Ave S, Ward 12

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Jim Kleinschmidt.

A.      Variance to increase the maximum permitted floor area ratio.

Recommended motion: Approve the application to increase the maximum permitted floor area ratio from .5 to .72, subject to the following conditions:

1.       Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.

2.       All site improvements shall be completed by August 24, 2019, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

3.       The scope of demolition shall remain below 60%.

4.       The applicant shall install silt fencing around the perimeter during construction and also utilize bio-logs, erosion control mats, and other best management practices as necessary to keep any disturbed soil from leaving the site.

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Chris Cornelius.

A.      Variance to reduce the interior side yard setback.

Recommended motion: Deny the application to reduce the interior side yard setback from 5 feet to 3.7 feet.

B.      Variance to reduce the corner side yard setback.

Recommended motion: Deny the application to reduce the corner side yard setback from 8 feet to 4.8 feet.
