APPROVAL OF AGENDA

The commission may take action on items as part of a consent agenda at the beginning of the meeting. In these instances, the commission president will open the public hearing at the beginning of the meeting and will ask whether anyone would like to provide testimony or express concerns about items recommended for the consent agenda. The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Fair and Square Remodeling.

A.      Variance.

Recommended motion: Approve the application for a variance to decrease the established front yard setback from 22.46 feet to 20.72 feet for a second story addition and deck, subject to the following conditions:

1.       Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.       All site improvements shall be completed by September 28, 2019 unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance

2.       3724 36th Ave S, Ward 12

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Lee and Diane Crandall.

A.      Variance.

Recommended motion: Approve the application for a front yard setback variance from 64 feet to 25 feet, subject to the following conditions:

1.       Construction of the single-family home shall be completed by September 28, 2019, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

2.       Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.

3.       4321 E Lake Harriet Pkwy, Ward 13

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by RaeAnne Grossman.

A.      Variance to allow development within 40 feet of a steep slope in the Shoreland Overlay district.

Recommended motion: Approve the application for a variance to reduce the front yard setback from 57 feet to 36 feet for an addition to the existing front patio, subject to the following conditions:

1.       Approval of administrative site plan review application and final site and construction plans by the Department of Community Planning and Economic Development.

2.       All site improvements shall be completed by September 28, 2019, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

B.      Variance to the front yard setback.

Recommended motion: Approve the application for a variance to allow development within 40 feet of the top of a steep slope in the SH Shoreland Overlay District to allow for an addition to the existing tuck under garage, patio addition and reconstruction of existing retaining walls, subject to the following conditions:

1.       Approval of administrative site plan review application and final site and construction plans by the Department of Community Planning and Economic Development.

2.       All site improvements shall be completed by September 28, 2019, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

4.       46 Summit Place, Ward 11

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Travis van Liere Studio.

A.      Variance to the interior side yard setback requirement.

Recommended motion: Approve the application for development on or within 40 feet of the top of a steep slope within the Shoreland Overlay district, subject to the following conditions:

1.       Erosion control measures shall remain on site until new plantings on the slope are established

2.       Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

3.       All site improvements shall be completed by September 28, 2019 unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

B.      Variance to permit development on a steep slope in the Shoreland Overlay District.

Recommended motion: Approve the application for a variance to decrease the interior side yard setback from 6 feet to 0 feet on the East and from 6 feet to 3 feet on the West to permit a retaining wall retaining altered grade, subject to the following conditions:

1.       Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.       All site improvements shall be completed by September 28, 2019 unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
