APPROVAL OF AGENDA

The commission may take action on items as part of a consent agenda at the beginning of the meeting. In these instances, the commission president will open the public hearing at the beginning of the meeting and will ask whether anyone would like to provide testimony or express concerns about items recommended for the consent agenda. If you plan to speak to an issue on the agenda, it is recommended that you arrive at the meeting at 4:30 or contact the assigned city staff person in advance. 1.       2809 Buchanan St NE, Ward 1

Staff report by Andrew Liska, PLAN5107

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Andrew Nelson.

A.      Variance.

Recommended motion: Deny the application to reduce the minimum width of habitable space for the construction of a new single-family dwelling.

2.       2301 24th St E, Ward 2

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Kristine Wyant.

A.      Variance to reduce the required front yard setback adjacent to 23rd Ave S.

Recommended motion: Approve the application for a variance to decrease the front yard setback adjacent to 23rd Ave S from 20 feet to 6.8 feet for a single-family dwelling and from 13.33 feet to 13 feet for a detached garage, subject to the following conditions:

1.       Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.       All site improvements shall be complete by October 12, 2019, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

B.      Variance to reduce the required front yard setback adjacent to 24th St E.

Recommended motion: Approve the application for a variance to decrease the front yard setback

adjacent to 24th Street East from 20 feet to 16 feet for a single-family dwelling and from 10 feet to 9 feet for an open porch, subject to the following conditions:

1.       Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.        All site improvements shall be complete by October 12, 2019, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

C.      Variance to increase the maximum lot coverage

Recommended motion: Approve the application for a variance to increase the maximum portion of the property which can be covered by structures from 45 percent to 47.4 percent, subject to the following conditions:

1.       Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.       All site improvements shall be complete by October 12, 2019, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

3.       321 Fillmore St NE, Ward 3

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Manoucher Rostamkhani.

A.      Variance.

Recommended motion: Approve the application to increase fence height to approximately 6 feet, 10 inches on the western side of this parcel along Fillmore St NE.

 

Recommended motion: Deny the application to increase fence height to approximately 6 feet, 10 inches on the eastern side of this parcel along Pierce St NE.
