CALL TO ORDER

APPROVAL OF ACTIONS FROM THE NOVEMBER 9, 2017, MEETING

The Zoning Board of Adjustment approved the actions from the November 9, 2017 meeting.

PUBLIC HEARING

1.       3311 Cedar Lake Ave, Ward 7

The Zoning Board of Adjustment adopted staff findings for the applications by Douglas Fletcher.

A.      Variance to decrease the front yard setback adjacent to Cedar Lake Ave.

Action: Approved the application for a variance to decrease the front yard setback adjacent to Cedar Lake Ave from 25 feet to 24 feet for a single-family dwelling and from 25 feet to 21.5 feet for eaves, subject to the following conditions:

1.       The eaves located in the west interior side yard shall be modified to comply with 525.280 Obstructions in Required Yards.

2.       Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

3.       All site improvements shall be complete by November 30, 2019, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

B.      Variance to allow development on or within 40 feet of a steep slope in the SH Shoreland overlay district.

Action: Approved the application for a variance to allow development on or within 40 feet of a steep slope in the SH Shoreland overlay district:

A.      Variance to reduce the required front yard setback.

Action: Denied the application for a variance to reduce the front yard setback from 20 feet to 5.59 feet.
