CALL TO ORDER

APPROVAL OF ACTIONS FROM THE MAY 23, 2019, MEETING

The Zoning Board of Adjustment approved the actions from the May 7, 2019 meeting.

PUBLIC HEARING

1.      3856 43rd Ave S, Ward 12

Staff report by Andrew Frenz, PLAN8284

The Zoning Board of Adjustment adopted staff findings for the applications by Thomas Schmidt and Molly Gaeckle for the property located at 3856 43rd Ave S:

A.     Variance.

Motion: Approved the variance to reduce the north interior side yard setback from five feet to three feet for a single-family dwelling, subject to the following conditions:

1.      Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.      All site improvements shall be completed by June 13, 2021, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

Absent: Cahill and Finlayson

2.      4857 Washburn Ave S, Ward 13

A.     Variance.

Motion: Approved the variance to reduce the interior side yard setback from 5’ to 2’-6”, subject to the following conditions:

1.      Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.      All site improvements shall be completed by June 13, 2021, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

3.      1121 Pierce St NE, Ward 1

The Zoning Board of Adjustment adopted staff findings for the applications by Lee Burkhalter for the property located at 1121 Pierce St NE:

A.     Variance to reduce the minimum off-street parking requirement.

Motion: Approved the variance to reduce the minimum off-street parking requirement for a single-family dwelling from one space to zero spaces, subject to the following conditions:

1.      Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.      All site improvements shall be completed by June 13, 2021, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

Aye: Cooper, Johannessen, Ogiba, Sandberg, and Saufley 

B.     Variance to reduce the enclosed parking requirement for single-family dwellings.

Motion: Approved the variance to the enclosed parking requirement for single-family dwellings established after November 1, 2009, subject to the following conditions:

1.      Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.      All site improvements shall be completed by May 23, 2021, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

4.      1500 6th St NE, Ward 3

The Zoning Board of Adjustment adopted staff findings for the applications by Grace Center for Community Life for the property located at 1500 6th St NE:

A.   Variance.

Motion: Approved the variance to increase the maximum height of a fence in the required front yard adjacent to 5th St NE from three feet to 10.75 feet, subject to the following conditions:

1.      Approval of the final site and fence plans by the Department of Community Planning and Economic Development.

2.      All site improvements shall be completed by June 13, 2019, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.
