Bryant had 1,044 housing units in 2000, only three more units than in 1980. In 1980, 3.9 percent of the housing stock was vacant, compared to 5.9 percent in 1990 and 5.5 percent in 2000.

Bryant has been a neighborhood with more of its housing units owner-occupied than renter-occupied. In 1980 and 2000, more than 69 percent of its housing units were owner-occupied. In 1990 the proportion dropped to 65 percent.

Homeowner and rental vacancy rates in Bryant followed the same trends as the citywide rates but at a slightly higher level. In 2000 homeowner vacancy rates in both the neighborhood and the city dropped to their lowest levels. The rental vacancy rate picked up in 1990 and fell in 2000. In the city, the rental vacancy rate was lower in 2000 than in 1980.

Median house values in Bryant followed the citywide trend from 1980 to 2000 but at a lower level. Values decreased by 8.7 percent in the neighborhood and 1.3 percent citywide.

The homeowner's cost of maintaining a house in Bryant, including the mortgage, is low compared to the neighborhood income. Median housing cost as a percentage of median household income did not ultimately change in the neighborhood from 1980 to 2000, but it did increase in 1990 and decrease again. In 2000, median housing costs were 24 percent of median household income in the neighborhood, and 30 percent in Minneapolis.

The median gross rent increased between 1980 and 2000 in the neighborhood and in Minneapolis, and it was higher in Bryant than citywide.

In 2000, median rent in Bryant cost 19 percent of median household income, 1 percent higher than in the city. The median gross rent as a percentage of median household income stayed relatively stable in the neighborhood between 1980 and 2000.
