City assessors estimate property market values. We send valuation notices in March.

About market values

Your market value

  • Tells you how much your property might sell for on the open market.
  • Helps tax authorities determine your share of property taxes.

It's based on many factors

  • Primary use of the property, such as residential, commercial or industrial
  • Building location, size, age, quality, condition and renovations
  • Recent sales of similar properties
  • Neighborhood trends and current market conditions
  • Income and expenses (for commercial, industrial and apartment properties)
Residential yard and home.

Property classification

  • The assessor classifies your property based on its primary use.
  • Each class has a different tax rate.
  • The class tax rate is set by Minnesota law.
