You can find applications for public hearings, and learn how your application is considered by the Planning Commission.

Our process

Preparing an application

The City Planning Commission is staffed by the Community Planning and Economic Development (CPED), Development Services and Long Range Planning divisions.

CPED staff reviews all:

  • Proposed rezonings
  • Street and alley vacations
  • Public land sales
  • Zoning code text amendments
  • Amendments to the Comprehensive Plan

Notice

Public notice means letting the public know about certain types of legal proceedings. The City publishes notices in its official paper, Finance & Commerce.

Also, we send notices to neighbors of the application 21 days before the public hearing.

Public hearing

At the public hearing, the commission might discuss your application or passed it under consent. Here's how they differ:

  • CPED staff and the applicant present the application to the commission for its consideration.
  • Member of the public may sign up to speak about it.
  • Commission members may have questions or discuss the application before taking a vote.
  • The commission considers multiple consent items together and vote on them as a single item without discussion.
  • These are standard or non-controversial items.
  • These applications do not have a presentation.

Learn how to participate in a meeting

Appeals

If your application is denied, you have 10 days after the Planning Commission meeting to appeal.

City Council will consider your appeal at its Business, Inspections, Housing & Zoning Committee.

The following Planning Commission decisions may not be appealed:

  • Street and alley vacations
  • Rezonings
  • Amendments to the Zoning Code
  • 40 Acre Studies
  • Amendments to the Comprehensive Plan

These are forwarded to the  and City Council for final approval.
